Services included in our standard management fee are:
CMA reports for an accurate listing price as well as a full in-depth marketing program for your property to assure a quick rental at a peak rental price for your unit.
Many other companies charge you a $50/week “advertising fee” to list your home on the MLS, which also removes any incentive to rent your property quickly. We provide professional marketing photos and an aggressive marketing campaign for your property at or above market value pricing including listings on over 25+ advertising websites and venues, all at NO EXTRA COST!

Full weekly inspections on your property while vacant and routine quarterly inspections while occupied to ensure we protect your asset from damages. All quarterly inspections are always included at NO EXTRA CHARGE!

Coordinating and overseeing all maintenance and repairs as well as diligent research to assure you are getting the best quality work at the best possible value.

Unlike many other companies, regardless of the size or scope of the work, we have experience handling similar types of scenarios in the past, and we will properly oversee all repairs to assure they are completed properly, plus, we do not have any maintenance surcharges for this service!

Collecting rents and transferring all funds via direct deposit to your bank account, as well as a full accounting system with monthly statements dating back to your account for your review at any time. This service makes tax season a breeze! Just print your year-end statement and provide to your tax preparer!

Coordinating with the HOA on any violations, and also resolving any constable or court-related issues on your behalf. We are very experienced with dealing with any HOA situation as well as all aspects of the eviction and court processes to ensure you are protected, and the issue receives the proper resolution. Please note, our eviction/termination rate is under 2% annually, and there is never an additional fee for these services!

Full online “owner’s portal” system, where you can stay up to date on all on-goings at your property 24/7. From real-time accounting statements, maintenance reports, tenant reviews, and any other necessary documents or information in regards to your property and its current status – all at the click of a button!

Many other companies may offer you a low price upfront, but on the back end, you will get hit with “a la carte” additional fees for other services, such as advertising, marketing, routine inspections, large maintenance work orders, court issues, etc. Typically, you will receive sub-par service in general as many companies do not have the proper staff in place to provide you the service you deserve as a property owner.

At Gavish Property Management we offer a “No money down ’til your property is RENTED” program and ALL of these services are included in our standard management fee – there is NO hidden fees or additional surcharges for our services!

LUXURY PROPERTY MANAGEMENT PACKAGE

• $250 Initial, one-time, Setup Fee.
7%Monthly Management Fee - Minimum $90
• $150 Leasing Fee (upon signing a lease with a new tenant, charged out of the first month's rent
• $150 Lease Renewals (After first year of tenants initial lease, only charged if tenant renews lease)
